"Working with Mark Hudson of Coldwell Banker Residential Real Estate was a fantastic experience. We assumed that the home we were preparing to sell was in our family trust. I expected it to be a straightforward process. It was not to be. The home belonged to my parents and they had both recently passed. The property involved myself and other family members. The house went into escrow very quickly after the initial listing. However, we learned after it went into escrow, that the home was not in the family trust but was still in a deed of trust signed by my parents. "In late October, Mark reached out again to let us know that the condo was still on the market. It had come down in price once and was still sitting there. He suggested that the owners might be willing to come down a bit more. We went to see it (mostly on a whim) and were pleasantly surprised by how nice it was and how many of our needs it met. "The buyer's agent did his best to find problems with the home. In our case the foundation quality was questioned during a buyer's inspection. Moisture was detected along two basement walls after a rain, suggesting a big problem with the foundation and a request for a sizeable price reduction. Mark took it upon himself to test moisture levels in that area and he researched the original plans through county records, where he found proof that all original construction methods were sound and that the issue was limited to surface water and easily corrected. Additionally, an issue of easement rights involving our utilities was brought up by a neighbor who shared the easement. Mark worked with the neighbor and the buyer’s agent to resolve the problem. Mark was able to mitigate the requested price reduction saving us tens of thousands of dollars in the process. We looked forward to daily calls from Mark through the entire process. "
